Job Description

Location: StratfordHours of work: 09:00am to 17:00pm Mon to FriSalary: Upto £31,300 (depending on experience)Reporting to: Facilities and Health & Safety ManagerAbbatt Office Support are looking for a Building Technician to join a large property development located a short walk from Stratford station. The role witll consist of: carrying out planned, preventative and reactive technical building maintenance to allof thedevelopment.Essential for this role

  • Strong customer services focus based on service excellence
  • At least two years previous experience as a building technician
  • Good command of the English language and able to write reports
  • Must be polite, courteous with a smart and clean appearance
  • Available for work out of hours including weekends if necessary
  • A good understanding and working knowledge of Health & Safety
  • 18th Edition Electrical certification
Duties include
  • Ensure health & safety regulation and safe working practices are in place, carrying out mechanical and electrical inspections of all internal common areas, courtyards, plant rooms and building systems.
  • Comply with all relevant health and safety legislation and procedures, including task specific risk assessments and method statements, in the carrying out of maintenance duties, reporting any potentially unsafe working methods, installations or equipmentto management as appropriate.
  • Ensure that handymen are compliant in carrying out maintenance work undertaken when co-working.
  • To provide guidance and coaching on job training to handymen and other disciplines when co-working.
  • Undertake repair and reactive, planned and preventative maintenance work, including when necessary problem diagnostics, of all building areas across the development, to include technical advice and decision making provision when co-working with handymen.
  • Assist as directed in the operation and maintenance of mechanical systems, such as plumbing, heating, ventilating, air conditioning, steam system, automatic temperature control, electrical and pool filtration.
  • Perform minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g. incandescent and fluorescent bulbs and tubes) using appropriate hand, power and specialty tools.
  • Perform minor plumbing maintenance (e.g. replacement or repair of drains, leaks, unclogging of drains).
  • To assist with maintenance equipment warranties and maintenance agreements for machinery and equipment through regular audit and inspection, reporting findings to management.
  • To undertake building condition surveys and provide clear written remedial reports to Senior Technician.
  • Ensure all necessary paperwork, both manually or electronically, is completed accurately and in a timely manner, to include work requests, stores requisitions and other legislation or safety documentation.
  • To attend training courses to keep abreast of new developments and statutory regulations.
  • To assist with lift release, once trained, offering comfort and support to trapped personnel and ensuring a lift engineer is called out and attends site within agreed contractual timeframes.
  • Provide technical advice on the central fire panel, dealing with alerts and checking common area fire detection systems, liaising with emergency services or the fire detection service provider as required.
  • React in accordance with emergency response plans for water leaks, power failure, bomb threats and other such incidents, including escalation to service providers and emergency services as required
  • Assist with defects liability management, ensuring all defects identified are reported.
