Job Description

Building ManagerSW1Monday -Friday 40 hours per week£38,000 per annum Outline Duties:

  • To administer staff affairs including shifts, holidays, cover for absenteeism, illness, etc.
  • To ensure cleanliness of the communal areas and courtyard
  • To stand in on duty when there is sudden absenteeism or any other reason.
  • To ensure the building is covered at all times except for short natural breaks when there is only one other porter on duty.
  • To inspect all common areas (internal and external) daily and ensure cleaning is to a high standard.
  • To ensure plants are watered frequently.
  • To ensure all services are functional such as lifts, door closers, intercom water supply. (To call emergency services or service providers where applicable).
  • To control parking in the garage in line with instructions issued from time to time.
  • To control access of contractors to parking areas, common parts and flats. Any works undertaken in the flats should be reported to the management Company.
  • To ensure aerials are working properly and get them adjusted when necessary and to report any fault.
  • To deal with residents queries. To resolve residents problems if they happen to be part of the landlords obligations.
  • To be available for emergencies in the building after working hours. When absent, a telephone number should be provided.
  • To check all security and emergency systems are operating correctly and to ensure repair is carried out when necessary.
  • To maintain records of events and a register of keys to common areas and flats.
  • To generate operating manual for building services and porters work and to train staff to follow these procedures.
  • To undertake any additional duties which would fall in the scope of the job and would result in improvements to the quality of the service given to the residents.
  • To make staff aware of Health and Safety regulations and to ensure they are adhered to
  • Bring to the attention of residents any breaches of house rules, leases or other agreements in force at the time;
  • To ensure that the maintenance schedules are adhered to; that operational checks are carried out and recorded and that contractors respond to call outs in accordance with the terms of contract
  • To contribute towards plans and budgets;
