Job Description

Building Maintenance Officer£25,140 + upto £4,410 London weightingThe OpportunityA 12 month contract exists within an Optimistic organisation that is accredited with investors in People Gold Standard35 hours per week - working Saturdays (set hours between 8:30 - 18:00), plus four other days during Monday to Friday on a rotating shift pattern basis (between the hours of 7:30 - 20:00).What youll be doing as a Building Maintenance OfficerProvide comprehensive support to the Estates Building Services Team by operating day to day facilities services at Headquarters London. Duties will include handyman duties, supervision of external contractors, general caretaking, portering, general maintenancesupport in accordance with instructions from your line manager.Support the RCN Estates Department business continuity/disaster recovery plans for the estate, responding as directed. Ensure that Headquarters London is a safe and efficient working environment for members, staff and visitors.Main duties and responsibilitiesTo be responsible for daily inspections of the site

  • To liaise with maintenance partners where necessary logging all calls, site visits and signing off tasks ensuring they are completed in line with the Method Statements and Risk Assessments to meet the UK Health and Safety Regulations. This could involvesupervision of internal staff and external contractors on occasion.
  • Obtain quotations and estimates for tasks and submit for authorisation to the Building Services Engineer prior to work commencing.
  • To carry out daily inspections of the Headquarters building ensuring areas are clean and free from debris and attending to minor repairs or problems on a daily basis where required, using your own initiative.
  • To assist with the weekly testing of fire alarms and emergency lighting systems, documenting tests as required and reporting defects in order to resolve in a timely manner.
  • To manage elements of the emergency procedures including fire, lift breakdowns, heating and accidents or any other unforeseen issues requiring immediate action.
  • To support the Estates team with any major office moves, and move of any furniture or equipment as directed, as and when required.
  • To undertake various planned preventative maintenance tasks on plant equipment within the Headquarters building as instructed by your line manager.
  • To monitor and adjust environmental temperatures using the Building Management system as requested.
  • To undertake basic administrative tasks for the team including logging documents such as delivery notes and general record keeping for the team.
  • To monitor and update the access control system, consulting the starters and leavers list and arranging new passes to be prepared for new staff in all RCN offices.
