Job Title: Block Property Manager Reporting to: DirectorStart Date: As soon as possibleLocation: York Street, Central LondonTenure: PermanentHours of work: 9.30am to 6pm, Monday to FridayHoliday: 28 days paid annual leaveSalary: from £35,000Experience: 2 years + in Block Property Management Job Summary:With a growing portfolio, we are now looking for an experienced assistant residential Block Property Manager to join our company. You will be proactive and must have previous block management experience, excellent verbal and written communication skills, evident organisational ability, and be comfortable working independentlywhilst being able to contribute effectively and consultatively within a wider team environment.Unlike many of our competitors, we manage our portfolio together rather than each being assigned blocks. Therefore strong team player skills are vital.You will have the opportunity to pace your own growth within the company and further develop your career. Our company has an excellent reputation within the property management industry, and we will support further qualification and industry memberships (IRPM) for the right candidate.General Duties

  • Liaising with contractors about jobs and invoices to ensure a good price and prompt work.
  • Undertaking monthly inspections of each site and drafting inspection reports.
  • Gathering and assessing information from leases relating to block management, such as information pertaining to sub-letting, deeds of covenant, licences to assign etc.
  • Reading, understanding, and gathering information from RMC documentation including Memorandum & Articles of Association, certificates of incorporation, financial records, and special resolutions.
  • Obtaining lease and other documentation from the land registry.
  • Managing keys, spares, and access codes and programming procedures for each of our blocks.
  • Taking responsibility for the organisation and submission of claims on the block insurance
  • Keeping the management programme, Propman, up to date with key information such as contact details.
  • Maintaining regular communication with leaseholders and tenants to arrange access for maintenance/inspections/major works/section 20 notices etc.
  • Understanding and preparation of Section 20 major works notice procedure
  • Ensuring that there is an up-to-date Health and Safety Fire Risk Assessment carried out in each of the blocks, along with up-to-date accident records, asbestos registers, and associated health and safety documentation.
  • Management of routine block maintenance items, i.e. fire alarm, emergency lighting, fire extinguishers, pest control, etc.
