Job Description

AST Property Manager - ARLA Qualified - Archway, N19£30,000 to £40,000 Depending on Experience and Qualifications (Moday to Friday)Our clients, a successful independent property agents based in Twickenham, are looking for an experienced senior property manager to join their lovely team.To be considered for the role of AST Property Manager you must have the following requirements:

  • A minimum of 3 years experience in Property Management
  • Knowledge of current legislation to ensure compliance
  • Ideally be ARLA qualified
  • Driving licence is essential
  • Excellent communication skills
  • Good time management and organisational skills
  • Ability to work to deadline
  • Experienced in dispute resolution and problem solving
  • Intermediate knowledge of MS Word and Excel
  • Highly motivated and positive with a "can do" attitude and good team player
  • Able to multi-task and prioritise workload
  • Key tasks include but will not be limited to:
  • Managing a portfolio of approx. 70 properties
  • Managing all aspects of tenant enquiries and liaising with landlords
  • Making sure tenants and landlords are kept informed of progress on a regular basis
  • Booking approved contractors and sending works orders to carry out necessary repairs and redecoration
  • Processing insurance claims for landlords
  • Processing contractor invoices
  • Ensuring the properties are up to date with detailed notes
  • Deadlines met in terms of property visits and property reports delivered to landlords
  • Responsible for changeover utility letters between tenancies for managed properties
  • Receiving and actioning maintenance issues and instruct approved contractors accordingly
  • Arranging appropriate quotations in line with Terms & Conditions, ensuring landlords’ approval is received
  • Arranging and carrying out property visits in accordance with the time scales in the company T&C
  • Arrange end of tenancy check outs, keeping check out spreadsheet updated
  • Negotiating damages claims between landlord and tenants and dealing with disputes via TDS if required
  • Communicating regularly with the Lettings team in terms of works required between tenancies
  • Visiting properties when needed
  • Deal promptly and courteously with all communications from tenants and contractors
  • Respond immediately to urgent maintenance and potential dangers
  • Keep valid records of contractors insurance and liabilities
  • Chasing rent arrears when required
  • Responsible for serving notices to tenants when required
  • Out of hours emergency phone
