Job Description

Building Manager Competitive salaryFull timeClearview Home Improvements are a leading home improvement company supplying Conservatories, Orangeries, Double Glazing Windows and UPVC doors in Cheshire, Lancashire, Staffordshire, Merseyside, and Greater Manchester.We are looking to recruit a full time Building Manager to work as part of our Operations team. As Building Manager, you will be responsible for managing and coordinating the companys subcontract building activities across Lancashire, Manchester, and Cheshire.You will be a highly driven individual, motivated and determined to succeed. You must have relevant experience of working within construction/building work, with strong knowledge and experience in the UPVC Orangery, Conservatory, Window and Door sector.You will be given the opportunity to flourish and progress within a fast paced, forward-thinking environment.Standard hours of work are Monday to Friday 8.30am to 5.00pm. You must be a driver, flexible and willing to travel across sites to the customer locationsRole Responsibilities

  • To manage a team of builders and ensure they comply with health and safety legislation and hold relevant insurances and appropriate qualifications.
  • To manage the trades remedial works.
  • To issue and allocate tenders in conjunction with the Contracts Manager.
  • To understand current market prices of building materials and ensure that the company is paying the correct rates for variations as they arise.
  • To support and manage the overall development of the building function.
  • To manage and coordinate existing building subcontractors to ensure the companys high building standards are maintained on site.
  • To carry out random and periodic inspections of building subcontractors jobs to confirm the company high standards and onsite expectations are maintained.
  • To investigate unforeseen onsite issues and where necessary coordinate the solutions with the subcontract building company, liaising and where necessary agreeing any additional costs with the customers and or in house quantity surveyors.
  • To ensure that all projects that fall under building regulations attain the regulatory sign off inspections with help and support from the relevant builders. Ensuring that all required information is issued, and site visits required by JHAI take place.
  • ToImplementquality management and regulatory compliance strategies.
  • To respond to and resolve customer issues in a timely and effective manner.
  • To monitor the quality of the service provided, always complying with the reporting and rectifying process.
Person Attributes
  • Must be able to understand and interpret technical drawings.
  • An extensive knowledge of survey and building is necessary.
  • You must have strong communication skills and an ability to negotiate effectively.
  • The ability to build strong working relationships with a wide variety of people.
  • A strong team player, able to use own initiative and make sound decisions.
  • Excellent IT Skills, including CAD.
  • Must hold a driving licence and able to drive.
  • Strong project management skills with the proven ability to deliver projects to meet timescales and expectations.
  • Strong problem-solving skills with the ability to undertake root problem solving.
  • Strong leadership skills and the ability to motivate others and demonstrate a can do attitude.
  • Excellent planning and organisational skills, with the ability to plan project activities, optimising the use of limited resources.
  • The ability to demonstrate effective time management and prioritise tasks.
  • Excellent team management skills with an inclusive management style and the ability to motivate, coach, and mentor the team and measure team performance.
  • The ability to challenge existing work practices, identify areas for improvement and implement new processes and plans.
  • A strong sense of humour with the ability to manage and implement change.
  • A highly motivated individual with the ability to work in a fast-moving environment, remain calm and make quick clear decisions with the ability to get the job done in the required timescale.
