Established in 1972, my client is a small, family run business based in Lewisham, South East London.They are Property Investors & Developers and have built up their own portfolio of mainly Residential properties across South East London and they also manage a small number of properties for other Landlords and have their own Leasehold management portfolio.They are looking to recruit a Property & Asset manager to take overall responsibility for the day to day management of their Assets, to include their portfolio of 100 + residential properties, and small Leasehold Portfolio.The Candidate will also assist the Director with new acquisitions and disposals within the portfolio.They require a well-organised, hard working, & reliable candidate with a proven track record in residential property management with 5+ years experience in the industry, and ideally with a suitable property qualification ( ARLA Propertymark / IRPM / RICS)The candidate will act as a key contact for our tenants, Leaseholders and Social Housing Partners (Local Authorities) who require support throughout the duration of their tenancies so you must be familiar with all up to date aspects of current legislation and have a good knowledge / experience of resolving disrepair issues.You must have a calm, professional and pro-active approach and good communication skills are also essential as you will be reporting directly to the Company Director, dealing directly with their Maintenance team and supervising theirr Property Administrator (who will be supporting you in your role.)Key responsibilities include:Dealing with Disrepair issues with Tenants / Leaseholders on the phone and in person.Site Visits to Void properties to carry out inspection, pre tenancy handovers, dealing with disrepair issues.Ensuring Void periods are kept to a minimum period, organising schedule of works.Diarising, organising and negotiating lease and Rent renewalsResponsibility for Insuring the portfolio, ensuring the correct level of cover, obtaining competitive quotes.Ensuring Rents are paid on time and Arrears & follow up action is dealt with promptly.Preparing & serving paperwork for the Courts and Bailiffs for evictions.Dealing with deposit registration, release and disputesReading and interpreting Leases, Contracts and Legal contractsDealing with Tenant referencing, and Deeds of SurrenderInspecting properties at Start/End of Tenancy. Preparing Schedules of works at End of TenanciesWorking closely with our maintenance team and contractorsAssisting the Director with acquisitions and sales progressions by liaising directly with Solicitors, Agents and Auction houses.Preparation and Service of Notices Preparing tenancy agreements, statutory notices and complying with all current legislation at the outset of a tenancy agreement.Ensuring the portfolio complies with current Health and Safety Regulations Being the main point of contact with our Local Authority partners, and reporting to them as and when required.Arranging check in and check out inventories as neededPreparing Service charge budgets, demands and reconciliations for our small Leasehold management portfolio.Issuing Ground Rent demands, serving notices, obtaining estimates.Knowledge, skills and experience required:ARLA Propertymark (Level 4) / IRPM Minimum 5 Years property management experience.Experience in using Microsoft packages.Driving licence (and use of own car) to visit managed portfolioExcellent written and verbal communication skills.Ability to communicate effectively with people at all levels. An excellent understanding of property legislation, contracts and Health and Safety.Ability to work under pressureGood time management and organisation with excellent attention to detailGood basic knowledge of Building defects, repairing Positive attitude, assertive and confident in their abilityBased locallyPackage and Benefits·Basic Salary of £35-40,000 Depending on experience·Pension·Annual performance bonus Required skills
