1. JOB TITLE: Valuer2. DEPARTMENT: Resources3. DIVISION: Property Services4. SECTION: Estates - Valuation5. LOCATION: County Hall8. JOB PURPOSE:To provide a valuation and estate management service as part of a multi-disciplinary team. It is vital to the future of the department that the postholder is flexible in taking on additional tasks, willing to offer help to employees in other groups, and treats co-operation and support for colleagues as a top priority. 9. DUTIES AND RESPONSIBILITIES (a) Negotiation for the disposal of all types of property.(b) Negotiation for the acquisition programme, either by agreement or by compulsory powers. Settlement of compensation in respect of any property interests.(c) Management of all types of property, including lettings or leases, tenancies, licences, easements, wayleaves, the serving of statutory notices, specification and supervision of repairs, etc.(d) Valuations for all purposes including rent reviews, and fire insurance plus capital and revenue estimates.(e) The preparation of letters of offer and instructions to County Solicitor and briefing reports for Councillors and Senior Officers.(f) Preparation and appraisal of reports and studies on the efficiency, use and retention/disposal of all types of property.10. RESPONSIBLE TO: Valuation Managing SurveyorJob Title: ValuerService/Section: Property Services Qualifications Degree in Estate Management or equivalent.Member of RICS Experience in 2-3 years experience in direct negotiation of smaller sales, purchases, leases, etc.Experience in assisting in the valuation of property interests and negotiations of terms of purchase, sale and lease.Experience in valuation of a wide range of property types.Local Government experienceSkills inLiterate, numerate and accurate.Able to prepare letters of offer, valuations and concise reports.Good negotiating skills.IT – Word and Excel minimumCompetent in Microsoft Office. Motivation for Demonstrate career development post qualification.Demonstration of work achievements.Ability to work under minimal supervision.
