A fantastic new opportunity has arisen for a Construction Project Manager to join a real estate investment business based out of Leicester and join them on their journey of growth.They specialise predominantly in residential investments but recently have taken on commercial properties as well.The main focus for the business is to identify real estate opportunities and then manage the project from initiation to completion to either sell or rent as the landlord.Salary - £35-40,000 per annumOffice location – Oadby, LeicesterHours – 40 hours a week office basedResponsibilities:1. Project Planning and Coordination:• Develop and implement project plans, including schedules, budgets, and resources allocation.• Coordinate with architects, engineers, subcontractors, and suppliers to ensure timely completion of construction projects.• Conduct regular project meetings to review progress, resolve issues, and provide guidance to the project team.• Monitor project performance and take proactive measures to address any deviations from the plan.2. Budget and Cost Management:• Prepare and monitor project budgets, ensuring that costs are controlled.• Review and approve project expenses, invoices, and change orders.• Collaborate with the finance department to track project financials and provide accurate cost reports.• Identify cost-saving opportunities without compromising quality and project requirements.3. Resource Allocation and Management:• Identify and assign project tasks to team members, subcontractors, and suppliers.• Ensure that adequate resources are available for project execution.• Supervise and provide guidance to the project team, promoting a collaborative and efficient work environment.• Manage subcontractor relationships, including contract negotiations, performance evaluation, and dispute resolution.4. Quality Control and Safety Compliance:• Establish and enforce quality standards for construction work, ensuring adherence to building codes and regulations.• Conduct regular inspections to identify and address potential quality issues or safety hazards.• Implement safety protocols and ensure that all team members comply with safety guidelines.• Collaborate with the project team to develop and implement corrective actions for quality and safety issues.5. Client Communication and Relationship Management:• Serve as the primary point of contact for clients, providing regular updates on project status and addressing their concerns.• Manage client expectations by effectively communicating project scope, timelines, and deliverables.• Resolve any project-related disputes or conflicts in a professional and timely manner.The ideal candidate:• Bachelors degree in construction management, engineering, or a related field• Proven experience as a Construction Project Manager, with a track record of successfully delivering construction projects.• In-depth knowledge of construction processes, building codes, and safety regulations.• Strong leadership and team management skills.• Excellent communication and interpersonal skills.• Proficient in project management software and tools.• Ability to multitask, prioritize, and meet tight deadlines.• Problem-solving and decision-making abilities.Therefore if you live a commutable distance to Leicester, have the previous construction management experience and are wanting a varied role with a high level of responsibility then this is the role for you.
