Job Description

Property Manager - MiddlesexSalary - £29,000 -£31,000Working Hours: Monday to Friday 9am - 5.30pmThis position requires a driver with use of your own car - Parking is providedOur client is looking for an experienced Property Manager with 3 plus years experience.Our client is an independent, family run business. They have a long-standing team of dedicated property professionals with an impressive solid 50 year reputation.The ideal candidate should be able to demonstrate a proven track record including problem-solving and excellent customer service levels. Experience in Dilapidations and deposit returns is essential. Responsibilities • Advising and guiding landlords on the management of their properties• Dealing with day-to-day maintenance issues and undertaking routine property visits• Coordinating refurbishment works including obtaining quotes and management of contractors• Liaising with tenants and contractors to ensure works are completed in a timely manner• Progressing quotes and checking/submitting invoices to ensure payment is on time• Carrying out detailed Property Visits and creating precise reports using online App/website• Ensuring properties comply with Health & Safety legislation and that statutory obligations are met, e.g. gas safety, electrical safety etc.• Negotiation of end of tenancy deposit dilapidations and if required dealing with TDS disputes• Dealing with insurance claims• Dealing with utility changeovers and queries• Arranging end of tenancy procedures and ensuring properties are made ready for new tenancies Skills Knowledge and Experience • Experienced in Property Management• ARLA qualified (preferred but not essential)• Understanding of current lettings legislation• Highly organised and able to prioritise workload• Effective problem solving• High level of customer service skills• Good telephone manner and positive attitude• Ability to work in a pressurised environment• Knowledge of the local area helpful• Full UK driving licence and own car
