Job Description

Repairs and Maintenance Surveyor Location: Grimsby, DN31 1SQ (Agile)Salary: £29,300 - £34,470 per annumJob Type: Full Time, Permanent LHP are really excited about the future at Lincolnshire Housing Partnership, and they want you to be part of their exciting journey. Theyre looking for a Repairs & Maintenance Surveyor to join their Responsive Repairs Team.The RoleIn this role you will ensure that LHP delivers a successful and excellent service through its inhouse team and external contractor provision for all aspects of repairs, servicing and void works in line with the key performance indicators set.The role will be responsible for the operational delivery of repairs in void and tenanted properties, ensuring that regardless of the labour allocated to undertake the works they are completed within the timescales set. This will involve carrying out a rangeof surveys before during and after works have been completed on void and tenanted properties.The role will also entail undertaking responsive surveys as and when required to address resident enquiries, complaints, statutory compliance, and ensuring works have been completed to the correct standard.What will I be asked to do as a Repairs & Maintenance Surveyor

  • Undertaking inspections/surveys of all building maintenance work, in a timely manner, preparing schedules of works, within strict KPIs set.
  • Undertake competitive tendering for high value voids or responsive repairs to ensure value for money, whilst not negatively impacting on service standards or quality.
  • To record accurately, using latest available technology, all surveys and inspections in the agreed manner. This will include effective diagnosis and remediation of damp to LHP owned or managed buildings.
  • To identify and collate photographic evidence of previous tenant recharges, working closely with the housing team in managing the recharge process.
  • Project manage works of a higher value to ensure that they are completed on target, within budget with minimal variances regardless of labour used to complete works.
  • Ensure that when remedial works are specified, they remove any category 1 or 2 hazards adhering to the housing health and safety rating system regardless of whether the property is occupied or not.
  • Specify all repairs and void works strictly in line with LHPs Repairs and Voids policy and procedure.
  • To lead and manage through to completion any insurable items of damage that are recorded ensuring any rent loss due to these works is minimised and all relevant charges are recovered from the insurance providers.
  • To provide coherent and clear report when requested by the management team regarding inhouse and contractor performance with your region.
  • Proactively manage resources to ensure that KPIs set can be achieved using either internal or external resources.
What skills, attributes and experience will I need as a Repairs & Maintenance Surveyor
  • HNC or equivalent in Construction studies
Experience:
  • Experience within the building industry
  • Experience of working in a property maintenance environment
  • Experience in preparing contractual documentation
  • Working knowledge of Health & Safety Regulations relating to building maintenance.
  • Commercial skills
  • Numeracy and literacy skills
  • Experienced and willingness to use latest handheld technology
  • Working in Customer focused environment and ability to listen, respond and influence customers
  • Experience of technical issues relating to all aspects of building maintenance
  • Verbal and written communication skills with both Client and Contractors
  • Experience of Communicating and Influencing
Knowledge:
  • Knowledge of construction work, building services and estimating
  • Effective organisational skills
  • Ability to manage time and meet deadlines
