Job Description

OUR CLIENTA real estate investment firm with a diverse portfolio of industrial properties. It is aiming to become the highest revenue-generating company in its sector and is currently experiencing phenomenal growth.In order to achieve its goal of revolutionising the multi-let industrial sector within the UK, it is selling all of its non-industrial assets and re-investing the proceeds into a wider portfolio of industrial estates.THE ROLEOur client is looking to hire a Minor Works Manager to manage refurbishment works to industrial units, as well as implementing small-scale improvement projects across the UK-wide portfolio. These projects typically range in value between £10,000 and £50,000 but can exceed £100,000 for larger schemes.Examples of typical projects are:

  • Returning industrial units to good repair via refurbishment or enhancing value through building improvements.
  • Treatment of common problems (such as cut edge corrosion) or works to improve shared industrial terraces (over cladding, redecoration, reconfiguration of access etc.).
  • Estate-wide improvements tom common parts such as improved landscaping, infrastructure upgrades (security systems, gates/fences etc.) and general site reconfiguration.
  • The successful candidate will bring practical and technical knowledge of construction, repair and maintenance of industrial buildings, along with procurement and delivery of minor works. You will have experience in leading a high-volume caseload of minor works projects, both independently as well as working withing a team (comprising of Asset Managers, Customer Engagement Managers and external contractors/consultants.Main responsibilities:
  • Collaborate with the Asset Managers and Customer Engagement Managers, offering advice when designing & preparing scope of works for minor works projects (and ultimately taking responsibility for the delivery of the projects).
  • Establish a network of competent contractors who can deliver projects within the desired timeframe and to a good standard.
  • Deliver value for money and seek multiple quotations (if prudent to do so).
  • Award approved projects to chosen contractors via simple works orders, setting out the agreed materials, price and timeframe.
  • Manage stakeholder relationships during the task by leading onsite/remote meetings.
  • Monitor progress and resolve any issues that may arise. Set-up quality control procedures if required.
  • Sign-off completed works with certification and manage retention/snagging.
  • Create purchase orders, authorise interim/final invoices and track progress against allocated budgets.
  • Manage Health & Safety and compliance in areas such as access arrangements, RAMS or CDM requirements.
  • This position will be assessed on the following:
  • Project execution - on-time and within budget, from inception to sign-off of completed works
  • Value-add in core areas such as enhanced income delivery (through building improvements), reduced time to let space through the efficient turnaround of units
  • THE CANDIDATE
  • Proven ability in maintenance & improvement projects, preferably with industrial property, along with an understanding of securing value for money in the short and long term.
  • Experience in contract administration for minor works - estimating costs and managing small-scale tender/quotation processes.
  • Excellent technical & practical knowledge of construction and building works.
  • Working knowledge of planning, building regs, CDM and other construction legislation, regulations and standards.
  • Construction or business-related qualifications (MCIOB, IOSH) are desirable (but not essential).
  • Ability to communicate effectively with all stakeholders.
  • Ability to manage a busy & varied workload and prioritise accordingly.
  • OTHERThis is a full-time, permanent position based in Stockport (Greater Manchester). Regular travel around the UK will be required so a full UK driving licence and access to a car is essential.This position will pay a basic salary of circa £50,000 per annum, along with a discretionary annual bonus - these are appraised annually via performance reviews.
