Operations Manager (Property)Salary: Circa £32000 DOELocation: Glasgow and surrounding areasHours: Full-timeOpening Paragraph:We are seeking a dynamic and experienced Operations Manager for our property management team. This is an exciting opportunity to join a fast-growing company, where you will be responsible for delivering all property management services and driving operationalexcellence. A driver’s license is essential for this role.Main Duties of the Role:• Deliver all property management services from move-in to move-out within the confines of current legislation and best practice.• Continually assess existing operational procedures, determine best practice in conjunction with other Operations Managers, and implement a standardised approach.• Maximise the performance of all stock, primarily voids and expenditure.• Line manage the expanding team in Glasgow and surrounding areas.• Undertake regular one-to-one sessions with team members.• Ensure all team colleagues have received and understood all relevant training.• Manage the complaints process, ensuring root-cause analysis is always carried out and documented.• Develop and maintain productive partnerships with all internal and external contacts.• Provide cover for the Edinburgh Operations Manager whilst on annual leave.• Contribute to budget-setting, budget-delivery, and achieve all relevant business plan objectives.• Mitigate and manage all risks, including H&S, legislative, insurance claims, and poor performance.• Perform a regular internal audit function in respect of adherence to current procedures and SLAs.• Work with the Portfolio Manager to ensure all client requirements and internal SLAs are documented and understood.• Ensure both internal KPIs and SLAs are adhered to and meet regularly with the Portfolio Manager to discuss performance.• Ensure the Customer Experience is as positive as possible within client limitations.Qualifications/Experience Needed:• Proven experience in property management or a similar role.• Excellent leadership and people management skills.• Strong understanding of property management legislation and best practices.• Ability to manage complaints and carry out root-cause analysis.• Experience in budget-setting and delivery.• Risk management skills.• Ability to perform internal audits and adhere to procedures and SLAs.• Excellent customer service skills.If you are a driven individual with a passion for property management and a desire to make a real difference, we would love to hear from you.
