Job Description

Location: Southern (travel requirement across the South and Scotland, Company Car will be provided)The key responsibilities of this role are:

  • Support the Senior Estates Manager in delivering the estates management strategy and the teams allocated budget
  • Support the development and delivery of the wider property team strategy
  • Support the delivery and development of the SGN Place property disposal programme for the Scotland and Southern networks
  • Liaise with property development team to ensure site disposal preparation is complete on time and within set budget parameters
  • Proactively manage SGN’s property and land related environment action plan
  • Working with the property development team to Instruct agents and legal to assist with acquisitions and disposals of freehold and leasehold property in support of SGN’s operational property strategy for the Southern network
  • Manage rent reviews, lease renewals and rating strategies across the Southern network
  • Manage service charge and insurance payments for Scotland and Southern network
  • Manage relationships with agents and consultants and professional appointments, including the implementation of appropriate forms of procurement such as competitive tenders and framework contracts
  • Coordinate property data, providing information to consultants, interested parties and bidders, and setting up data rooms for transactions
  • Manage surveys on site. This includes; meeting external development contractors and consultants, delivering safety briefings and facilitating their works on site.
  • Finance - managing the professional fees budget which includes accruals, purchase order applications, invoice approval and monthly forecasting
  • Undertake property research and analysis
  • Putting contractors to work and managing projects within set budgets
  • WHAT YOU’LL BRINGAcademic, qualifications or certificates:
  • It would be advantageous but not imperative to hold or currently be working towards qualifications such as undergraduate or postgraduate degree accredited by the Royal Institution of Chartered Surveyors and leading to professional qualification as Chartered Surveyor.
  • It would be advantageous to have Construction Design Management 2015 - A clear understanding of requirements for construction
  • It would be advantageous to have Gas SHEA training for an understanding of health, safety and environmental awareness and regulations within the gas industry
  • It would be advantageous to have SCO 1&2 CP/AE - For an understanding of the roles and responsibilities for competent persons. This will enable the role holder to be able to manage contractors on site and conduct site visits with potential purchasers and property professionals.
  • Technical skills, experience and job knowledge:
  • Skills in maximising value from property assets
  • Skills in project management, developing and implementing project plans and schedules
  • Experience of transactions in the property sector, including acquisitions, disposals, leases and licences
  • Experience in determining the most appropriate route to market for different types of property
  • Experience in selecting and appointing the most appropriate professional consultants (including agents)
  • Experience of project and stakeholder communications
  • Knowledge of UK property law, in particular relating to conveyancing matters and the Landlord and Tenant Act ((1954) and as amended), UK planning law and the planning process and UK environmental law, in particular relating to contaminated land
  • Leadership, organisational, analytical and problem-solving skills, with a flexible can do’ attitude.
  • An effective communicator at all levels, with the ability to develop strong working relationships with the wider business and external stakeholders
  • Knowledge of UK environmental law, in particular relating to contaminated land and invasive weeds
  • Knowledge of the property market across the relevant geography and asset classes, with extensive contacts in the agent, land buyer and developer communities
  • The post holder must have a full UK driving licence
