Job Description

Purpose of the RoleThe role of TSM is to provide a comprehensive technical and engineering service for the operation and management of the site. This will involve providing a responsive, proactive service to occupiers / customers and internal management team and liaising withconsultants, suppliers and contractors.Key Responsibilities

  • Manage and organise our M&E contracts to ensure a high standard of service is delivered to our occupiers and customers with best value being obtained for those services in line with the Client’s Safety-First ethos.
  • Ensure compliance with all SMR and Client policies, standards, and statutory health & safety requirements. Liaise with the Central Safety+ team and the Head of Hard Services to keep up to date on issues.
  • Ensure the Scheme remains compliant with all statutory regulations in respect of the Management of Asbestos.
  • Ensure restaurant occupiers are fully compliant with the duct cleaning routines applicable to TR 19 Code of Practice, and site FOG and ventilation guidelines.
  • Ensure that statutory fire and health and safety regulations are adhered to in all areas of the Scheme by carrying out regular inspections, reviewing emergency signage, and recording and advising relevant stakeholders on defects and required improvements.
  • Ensuring that all plant and machinery are fully maintained and that all health and safety details of the contractors are available on site.
  • Ensuring that the agreed specification for each contractor is adhered to and obtain appropriate health and safety documentation.
  • Provide Technical Service Support services to the Scheme which may involve shop fits, pre-start meetings, projects, and initiatives, and provide project management assistance where appropriate to the Managing Agent and Client/Client representatives.
  • Lead on the Scheme PPM planner, including reporting and providing recommendations on future budgeting.
  • In collaboration with the Centre’s Operations Manager, ensure all Management systems such as Datastation, Elogbooks, permits, PTAs, etc are carried out such that risk is minimised and the site is compliant. Report exceptions to stakeholders, escalatingabnormalities where required.
  • Maintain accurate records of technical installations and maintenance activities at all times.
  • Monitor and maintain health and safety Records in accordance with the site health and safety manual and electronic databases.
  • Ensure that all risk actions and, where appropriate, recommendations, are undertaken.
  • Considering and reporting all items of repair, improvement and replacement to the Centre Manager.
  • Seeking continuous improvements in operating standards, developing best practice initiatives to enhance performance whilst reducing costs.
  • Provide technical support to the Managing Agent, Client, staff, customers, service providers and contractors.
  • Ensure that exceptional site standards are achieved and always maintained.
  • Partake in the Centre Management Duty rota and perform Duty Management role as appropriate.
  • Ensure that the day-to-day running of the centre is carried out effectively and efficiently, that the personnel working for the centre are discharging their duties and provide assistance where necessary.
  • As a senior member of the Centre Management team, manage and liaise with all management, technical and administration staff on strategic and operational/service delivery issues.
  • Create and maintain effective working relationships with staff, customers, service providers and contractors.
  • Participate in the Scheme’s customer liaison strategy, engaging with selected customer units as agreed with the Centre Manager.
  • Preparing Service Charge and other budgets as requested.
  • Working collaboratively with the Centre’s Management Team to attain NetZero carbon to meet the Client’s planned target.
Skills, Knowledge and Experience
  • Previous experience of contract management and the provision of technical services.
  • Knowledge of compliance with current legislation to include water quality, statutory maintenance tasks, lift inspection and health and safety.
  • Understanding of technical operations of plant and how equipment operates.
  • Experience of managing a Permit to work system.
  • Experience and knowledge of SFG 20 and PPM schedules.
  • Experience and knowledge of TR 19 Code of Practice.
  • Knowledge of managing budgets and compiling reports.
  • Ability to review data and utilise to enable the best outcomes.
  • Working across teams including internal teams, Clients and service providers.
  • Knowledge of processes such as the tender process and mobilisation.
  • Experience of ensuring that processes and guidelines are adhered to in line with the required standards.
Working Hours -Site based role. Monday – Friday 8-5pm (weekend working in line with Centre DM rota required – Approximately 1/4 weekends)Salary -£40,000-£50,000, dependant on experiencePlease see our Benefits Booklet for more information.
