Job Description

REED are exclusively working with a growing organisation, recruiting for the position of Regional Property Manager.This is a home working position. The ideal candidate will be based in Norfolk as will need to occasionally attend department meetings.Full time position, however part time will be considered.Key Accountabilities- Assist and oversee the day-to-day maintenance of leasehold properties.- Act as single point of contact for designated properties, working with tenants, residents and leaseholders when dealing with day-to-day management enquiries as the managing agent of the building.- Providing accurate and timely information, responding quickly and confidently in building communications and engaging with key stakeholders on site from contractors to freeholders.- Managing contractors and tradesman with the ability to manage works and ensure that they are completed on schedule and to an agreed budget. Assist with and project manage major internal and external works.- Liaising with the management accounts team on production of service charge budgets, approving reconciliations, monitoring work and expenditure. Assist with and produce budgets including reserve funding for the forthcoming years for board approval.- Preparing for attending and chairing client board meetings including AGMs and Directors meetings.- Co-ordinating consultations in relation to qualifying works and qualifying long-term agreements under section 20 of the Landlord and Tenant Act 1985. Providing legal understanding of relevant leasehold and related lease restrictions and covenant issues. Adhering to health and safety legislation.- Carrying out regular site inspections, dealing with maintenance and repairs. Overseeing day to day contracted and cyclical maintenance.Requirements of the RoleA property qualification such as IRPM, property related degree or would be desirable but not essential with relevant experience in the industry. Experience of working in the block management sector preferable, ideally the candidate should have knowledge of relevant landlord and tenant act, RICS, ARMA guidelines and regulations and procedures and best practice on disseminating residential block property management advice and dealing with service charge queries.Client-results focused. Excellent communication and people skills. An ability to work under pressure and to prioritise workload is essential. Must be able to build positive relationships with both internal and external people and have the ability to generate income through new business as well as managing a demanding portfolio.Salary of circa £30,000 to £35,000 dependant on experienceCar Allowance of £4,000 per annum25 days annual leave plus Bank HolidaysPlease apply online with your up-to-date CV if youre interested AND have at least 3 years existing Property Management experience.
