Job Description

POSITION:Property ManagerSALARY:Salary £33,000 PA (subject to experience)BENEFITS:Company pension,development and training and other benefits (see below)HOURS:37 Hours per week, including evening and weekends where necessaryLOCATION:Croydon, CR0 1QGDESCRIPTION:Established in 1981, our client is both a charity, and not for profit organisation, who specialise in helping to reduce homelessness of young people and vulnerable adults. The charity’s mission is to enable young people to have a safe place to call home and to access opportunities to have the best chance in life. Based in South London the organisation is now seeking to expand its model of care and support, across London and further afield, in the South of England.The charity is seeking an experienced professional to lead their Property team. Our client is going through a period of change and transformation and this is an exciting time join a fast-paced organisation, where you will set up and manage a new team.The Property Team is responsible for a portfolio of managed properties, where young and vulnerable service users are accommodated. The postholder will lead the team to ensure that homes are redeveloped and maintained to an agreed standard and ensure that all health and safety obligations are met.JOB ROLE:

  • The work includes carrying property inspections, completing reports and schedule of works regarding redevelopment, repairs and redecorating programmes.
  • You will liaise with contractors and partner landlords to monitor timescales and quality, until work is completed.
  • You will manage the repairs and maintenance budget to ensure that income is maximised, while remaining within budgetary limits.
  • As the leader of a new team, you will develop and manage robust systems and processes to ensure that the Property Team achieves its KPIs.
  • You will also be an active member of our Leadership Team and contribute towards the organisations strategic decisions.
  • THE IDEAL CANDIDATE:
  • Extensive experience of maintenance and property management.
  • Proven experience of managing teams or the skills and ability to motivate staff and deal with challenging employment issues.
  • Drive and commitment to seeing work through from start to completion and confidence and persuasiveness to deal effectively with external contractors and landlords.
  • Excellent verbal and written communication skills.
  • Proven experience of managing a diverse workload and ability to prioritise tasks.
  • IT literate and skills to set up and monitor robust systems.
  • Commitment to equality, diversity and inclusion.
  • Knowledge of policy, procedure and legislation that relates of housing management and health and safety.
  • Professionally qualified or working towards a professional qualification in property management or surveying (such as RICS)
