Its also an opportunity for them to embrace a new way of life, to have the freedom to livea lifestyle with more choices and more time to do the things they enjoy.About the roleWorking in the Development Team and reporting to the Development Director, this role is responsible for the successful delivery of a portfolio of sites in the development phase, from acquisition of the land through construction delivery and to first occupation.You will be expected to lead an internal and external project team consisting of experts in land purchase, architectural and technical design, planning, estimating, surveying, construction, pre-contracts and sales.Key Responsibilities:To deliver Development management expertise to the region

  • Plan and manage all design and technical elements of the project throughout its lifecycle in order to achieve timely delivery to agreed Key Dates as well as delivering quality of design to agreed costs.
  • Drive project ethos to maximise returns, using effective Value Engineering and Design Efficiency techniques
  • After Build Start and during the construction phase, ensure that the external project design team deliver all information needed to achieve First Occupation.
  • Ensure that all designs utilise standard template designs wherever possible and bespoke design is kept to an essential minimum.
  • Drive the project team approach by forming and managing a cohesive project team, with clear roles and responsibilities. The project team consists of internal and external experts in land purchase, architectural and technical design, Planning, estimating,surveying, Pre-Contracts, Health and Safety, construction and sales.
  • Ensure the key project meetings take place and chair them effectively to drive clear accountability, good decision-making, communication and achievement of required outputs. Ensure minutes of the meeting are issued in a timely manner. Ensure a deputy isnominated in your absence and that issues are escalated through the appropriate channel.
  • Build good relationships with external architects and consultants and manage them to deliver against the agreed programme.
  • Develop and sustain good working relationship within McCarthy & Stone, with third parties such as central and local Government and external consultants are key to the success of the role holder,
  • Ensure management and colleagues are kept informed of progress and critical issues
  • Prepare and manage all project documentation, including a comprehensive project programme to drive critical path activities. Ensure all relevant documentation is shared with the project team.
  • Ensure the quality and timeliness of all submissions for Regional and Group sign off (eg Green File, Pink File).
  • Produce feasibility studies if required.
  • Monitor and report project and Development department measures as defined in the relevant dashboard.
  • Maintain an up to date knowledge of CDM to ensure compliance with the Regulations including production of various documentation at key stages of the development cycle.
  • Be conversant with CML process.
  • Ensure Designer Risk Assessments are completed as required on projects.
  • Ensure information is gathered to complete service charge calculations.
About YouEducated to degree level in a relevant discipline you will also have RIBA, CIAT or IPMA membershipYou will have significant practical experience is a pre-requisite, which must include several years operating in a Project/ Construction Management post in a corporate environment or in private practice.You will be able to demonstrate your Ability to manage all aspects of a project from land acquisition through to build start. Combined with experience of managing a team of professionalsYou will have extensive experience in dealing with local and statutory authorities as well as a working knowledge of the planning system, building regulations and NHBC standards. Experience in presenting evidence at planning appeal is desirable.Skills, Competencies and Personal Attributes
  • Hold a CSCA yellow card.
  • Intellectually agile with excellent analytical and numerical/verbal reasoning abilities.
  • Instantly credible and able to secure the buy-in of others to new ideas and business ventures.
  • Able to create a clear and compelling vision for the department that will engage and impassion others.
  • Excellent negotiation, influencing and communication skills across all levels of organisation.
  • Able to maintain composure and operate effectively in a pressurised environment.
  • Able to rapidly forge effective and collaborative working relationship with others, both internal and external, combing high level of tact, understanding and persuasiveness with professionalism and business acumen
  • Influence and manage people in a matrix environment who are not direct line reports..
  • Excellent verbal and written communication skills as well as a good working knowledge of MS Project, REVIT, AutoCad. You will have advanced knowledge of Excel.
