Purpose of the RoleThe Sidings, Waterloo, shopping centre comprises of 130,000 square foot of retail and F&B space over 38 units including a 25,000 sqft Brewdog and a 40,000 sqft immersive theatre and associated restaurant. The scheme sits within, and is intrinsically linked,the wider Waterloo train station, enabling the centre to benefit from the enhanced footfall that comes with being within one of England’s largest transport hubs. The Centre Director is the most senior person on site and a strong and motivational leader witha proven track record in delivering an exceptional level of service to the client and delivering the highest standard of management, with specific responsibilities set out below.The Management Team is responsible for the smooth and efficient operation of the centre, delivering excellent customer care and operational standards at all times whilst maintaining a safe and secure environment. A key component to the role is to enhancethe brand, The Sidings and overall profitability of the centre by achieving performance targets and other Business Plan objectives.Key ResponsibilitiesResponsible For:Financial performance in key areas (non rental revenue (NRR)) including budgeting and reporting as well as driving retailer sales and footfall;Delivering the best standards of operational performance and customer care at the Centre;Acting as an ambassador promoting the brand, creating and nurturing key stakeholder relationships with our employees, retail customers, consumers, borough council, media, managing agent and our clients.Ensuring that a strong working relationship is fostered with Network Rail and that operations run smoothlyMain DutiesFinancial PerformanceProvide input into the Business Plan for the centre, have a full understanding and appreciation of the business strategy and take responsibility for its implementation within the context of the onsite team;Take responsibility for budgeting and delivering NRR managing expenditure to maximise returns;Work with the Marketing team in the development and execution of the marketing budget and strategy to drive retail sales and footfall;Assist the asset team in the strategy for the management of void units to maximise income, minimise the non recoverable rates and other cost liabilities and enhance the mall environment;Create an on site business plan reflecting key objectives from the Asset Business Plan as well as site specific objectives. Direct and monitor on site progress to meet the objectives;In conjunction with the managing agent prepare the annual service charge budget, manage expenditure throughout the service charge period and assist with the reconciliation at year end;Staff Training and DevelopmentIn liaison with the Managing Agent, the Centre Director will be responsible for:
