Job Description

Purpose of the RoleThe Sidings, Waterloo, shopping centre comprises of 130,000 square foot of retail and F&B space over 38 units including a 25,000 sqft Brewdog and a 40,000 sqft immersive theatre and associated restaurant. The scheme sits within, and is intrinsically linked,the wider Waterloo train station, enabling the centre to benefit from the enhanced footfall that comes with being within one of England’s largest transport hubs. The Centre Director is the most senior person on site and a strong and motivational leader witha proven track record in delivering an exceptional level of service to the client and delivering the highest standard of management, with specific responsibilities set out below.The Management Team is responsible for the smooth and efficient operation of the centre, delivering excellent customer care and operational standards at all times whilst maintaining a safe and secure environment. A key component to the role is to enhancethe brand, The Sidings and overall profitability of the centre by achieving performance targets and other Business Plan objectives.Key ResponsibilitiesResponsible For:Financial performance in key areas (non rental revenue (NRR)) including budgeting and reporting as well as driving retailer sales and footfall;Delivering the best standards of operational performance and customer care at the Centre;Acting as an ambassador promoting the brand, creating and nurturing key stakeholder relationships with our employees, retail customers, consumers, borough council, media, managing agent and our clients.Ensuring that a strong working relationship is fostered with Network Rail and that operations run smoothlyMain DutiesFinancial PerformanceProvide input into the Business Plan for the centre, have a full understanding and appreciation of the business strategy and take responsibility for its implementation within the context of the onsite team;Take responsibility for budgeting and delivering NRR managing expenditure to maximise returns;Work with the Marketing team in the development and execution of the marketing budget and strategy to drive retail sales and footfall;Assist the asset team in the strategy for the management of void units to maximise income, minimise the non recoverable rates and other cost liabilities and enhance the mall environment;Create an on site business plan reflecting key objectives from the Asset Business Plan as well as site specific objectives. Direct and monitor on site progress to meet the objectives;In conjunction with the managing agent prepare the annual service charge budget, manage expenditure throughout the service charge period and assist with the reconciliation at year end;Staff Training and DevelopmentIn liaison with the Managing Agent, the Centre Director will be responsible for:

  • The ongoing training and development of all Centre management staff.
  • Implement Training Needs Analysis for each team member on a six- monthly basis.
  • Conduct staff appraisals in accordance with the Savills staff appraisal policy.
  • Mentor staff as deemed necessary and in accordance with the Savills policy.
  • Attend all Management Meetings and any other meeting as requested by the Management Surveyor / Client.
Specific Management Responsibilities
  • Provide effective leadership and empower employees to ensure the development and encouragement of all staff to meet both business and personal objectives ;
  • Ensure that our retailers remain at the centre of the operations at The Sidings delivering best in class engagement and collaboration
  • Line management of the Operations Manager, Centre Co-ordinator and Technical Services Manager including conducting appraisals, setting personal targets and carrying out pay and bonus reviews;
  • Measure performance against key business plan targets and ensure individuals are accountable;
  • In conjunction with Savills’ HR team, ensure disciplinary and grievance procedures are actioned appropriately ;
  • In conjunction with Savills’ HR team , ensure that an appropriate training matrix is in place and that staff attend any relevant training and development courses;
  • In conjunction with the Savills’ HR team recruit new team members.
  • Work closely with the Savills’ management team on the production of the service charge budgets and booklets, the payment of invoices and control of expenditure as well as portfolio changes in operational policy and procedure.
  • In conjunction with the Savills’ Operations team attend cross portfolio centre management meetings, share ideas and policies that can enhance the performance of Woking Shopping.
OverviewBuild and promote The Sidings brand through relationships with all key stakeholders. Ensure consistency of message and act as an ambassador for the centre.Site Team
  • Ensure you are conduit for passing on relevant information to the team such as changes to business strategy, local developments and changes in policy;
Customers (Retailers)
  • Chair retailer forum/Tenants Association and service charge update meetings;
  • Maintain a good relationship with all store managers and that regular anchor store and unit store meetings are scheduled. Feedback anecdotal trade information through the monthly trading report to the managing agents and our clients;
  • Work with the managing agents and our clients to oversee the monitoring of tenant compliance;
  • Where necessary assist the leasing team by showing potential new tenants around the Centre.
Adjacent stakeholdersIn conjunction with our clients maintain and strengthen the relationship with senior council representatives as well other relevant council bodies;Sit on the Town Centre Management Association (if applicable) and other relevant bodies;Promote relationships with other key stakeholders in the local area and also with Network Rail;Have a broad understanding of issues within borough and the political environment within which the centre trades;Maximise the opportunity for the business by sharing information and developing partnerships.MarketingConsumers (Shoppers)
  • In conjunction with the marketing team, facilitate customer focus groups to understand the local market and aid the marketing strategy and/or tenant mix plan;
  • To consistently exceed customer expectations and deliver long term, sustainable customer satisfaction both internally and externally.
