Job Description

Fee EarnerHours: Monday to Friday, 9am- 5pmLocation- Central ChelmsfordTerm- PermanentSalary - £30000 - £55000( depending on experience)Free Parking Must be CLC RegisteredAdecco is excited to be in partnership with a very exciting and successful client located in Central Chelmsford.A Fee Earner, with previous experience in conveyancing, and is confident in managing their workload and assistants who sit at different levels of experience.The successful candidate will be confident in time management, organisation and prioritising in relation to all files and all assistants assigned to them. Confident in their ability to meet deadlines and keep files online with audit requirements. Strongcommunication skills across all channels with developers, solicitors, lenders, clients and colleagues as part of daily operations, ensuring the company values and culture is supported and are policy and process compliant.Responsibilities-

  • Overall responsibility of file management
  • Reading and compiling site notes whilst also revealing and raising enquiries on all site information and searches provided
  • Regular communication with developers/negotiators to identify targeted exchanges
  • Give regular updates to developers/negotiators for progressing of plots
  • Responding to client instructions and sending all initial paperwork
  • Raising client enquiries
  • Ensuring Help to Buy requirements are met if required
  • Carry out OS2 and Bankruptcy searches and ensuring these remain in date
  • Issuing contracts and dealing with any related sale or part exchange enquiries;
  • Collating and sending or checking supporting documents;
  • Exchanging contracts
  • Setting up a file in readiness for completion
  • Dealing with all financial aspects of a transaction; including checking and signing off proof of funds.
  • Carrying out and checking pre-contract searches
  • Receiving and checking mortgage instructions and special conditions
  • Preparing transfer and mortgage deeds;
  • Regular communication with the accounts department to ensure the receiving of mortgage and client funds for completion;
  • Site visits and attending launches and shows where required
  • Ensure the site notes are kept up to date with the latest information;
  • Raise any issues immediately and in good time to the Manager that may affect exchange or completion deadlines.
  • Deal with associated transactions e.g. px files, related sale files and remortgages.
