Job Description

Maintenance SurveyorImmediate Requirement on a Contract BasisJob Title: Reactive Maintenance SurveyorLocation: Cardiff (homeworking and equipment provided)Duration: 4 months +Hours: 36 hoursRate: £18.51-23 p/hRole Profile: Based within the property services team of a local housing association the roles and duties you will be responsible for are delivering maintenance and improvement projects. You will also assist in the implementation and managementof asset services including facilities and repairs providing a comprehensive service to teams and customersDuties will include:

  • Initial survey, drawings, reports, specifications, scheme design etc
  • Preparation of tender documentation, with correct tendering and estimates
  • Procurement of projects in line with our financial regulations and OJEU requirements
  • Supervision of work on site, ensuring time, cost and quality parameters are met
  • Management of the contract during all stages of the work, to include pre-contract meetings and full liaison with tenants and leaseholders
  • Update the QLX asset database at project completion
  • Act as principal designer taking on appropriate responsibilities as set out in CDM 2015
  • Monitor progress of planned and cyclical work and ensure projects are delivered to programme and update QLX planned data base when necessary
  • Undertake pre or post works when required and diagnose defects to enable correct remedial works to be carried out and provide feedback on quality and cost issues
  • Prepare detailed schedules of work as required for the re-let of void properties
  • Dilapidation surveys and feasibility studies
  • Monitor quality of reactive, planned and cyclical works through key performance indicators and tenant feedback and routine quality inspections of contractors
  • Assess the performance of individual contractors, ensuring compliance with contractual conditions and our policies
Job Requirements: **You must have experience of schedule of rates and good administration skills (systems and databases)
  • HND/HNC in Building related studies
  • Professional qualification such as CIOB, RICS or IMBM
  • Building production/ maintenance: site and/or surveying based
  • Housing Association or Local Authority housing maintenance
  • IT literate with experience using Microsoft Office suite - particularly Outlook, Excel and Word and experience of using other systems and databases
  • Able to identify opportunities for improvement, suggest solutions, and adapt to changing situations
  • Commercially aware with the ability to influence and negotiate at all levels
Additional Details:
  • You must have a full UK driving licence and access to own vehicle
  • You will be provided with training on the companys IT systems
  • You will be provided with all equipment necessary to carry out this job
