Job Description

We’re working with close-knit, service driven business in Cardiff who are looking for the next member of their team… an experienced Block Manager.The principle responsibility of the Block Manager is to ensure that all blocks are maintained to a high standard and that freeholders and leaseholders (and tenants) are complying with all their requirements whilst also balancing the high level of customer service that is expected within the company.The company has a strong culture surrounding hard work, dedication, customer service, attention to detail and teamwork and the applicant must fit in with this philosophy.You will be expected to make sure the company hits service level agreement targets and looks to maximise the property assets for the freeholders and leaseholders. You will be expected to have block management experience as well as having a reasonable idea of mechanical, electrical and general building issues.Your customer service levels must be high, and you must have a desire to exceed expectations as well as be able to deal with conflicting demands of leaseholders, landlords, tenants and freeholders. You must have a flexible approach to solving problems and time management.Minimum Requirements

  • 2+ years’ Block Management experience
  • A full working knowledge of Service Charge budgets, Section 20 notices and relevant law/regulations (Landlord & Tenant Act 1985)
  • Experience in chairing AGM’s and carrying out site inspections
  • Desirable Requirements
  • Industry related qualifications such as IRPM / RICS / IOSH
