Job Title: Maintenance OfficerLocation: Cardiff CF5Salary: £16.60 per hourJob Type: 2 year contractWe are currently seeking a Maintenance Officer to lead a team of Maintenance Operatives in the administration, co-ordination, and supervision of a full range of programmed maintenance, WHQS works, Void Maintenance, and Adaptation works.The successful candidate will be responsible for conducting 1-2-1s, team meetings, PDRs, holiday leave, etc. and will regularly monitor the maintenance operatives performance and productivity, addressing any issues with individuals to ensure the higheststandards of performance.Key Responsibilities:* Plan, program, and allocate repair work in compliance with the aims of the service and its policies and procedures.* Undertake house surveys to identify the scope of works required to meet pre-defined standards.* Engage sub-contractors, suppliers, and specialist contractors to complete associated works where required, raising Goods orders as necessary.* Provide design, specification, cost estimates, and scheme briefs for projects and schemes where required and ensure where appropriate that selection, procurement, appointment, and supervision of contractors is in accordance with the financial and otherrelevant regulations/policies/procedures.* Coordinate and manage the production of EPCs where required.* Assist with the development, maintenance and updating of the asset management system in respect of the Councils housing stock.* Ensure compliance with Health, Safety, and Welfare policies and procedures in respect of all staff for which the post is responsible.* Regularly liaise with clients and respond to their changing needs and requirements in respect of service delivery.* Assist in meeting the aims of the Building Maintenance Business Plan and provide performance information in relation to the monitoring of progress for this plan.* Ensure compliance with the Financial Regulations, Standing Orders, Policies and Procedures.* Adhere to Health and Safety legislation/relevant policies and procedures and to take reasonable care for the health and safety of yourself and other persons who may be adversely affected by your acts/omissions.Requirements:* Previous experience in a similar role is essential.* Strong organisational and leadership skills.* Excellent communication and interpersonal abilities.* Ability to work well under pressure and meet deadlines.* Knowledge of Health, Safety, and Welfare policies and procedures.* Knowledge of the Financial Regulations, Standing Orders, Policies, and Procedures.
