Job Description

Pinehurst Freeholding Company Ltd wish to appoint a proactive and hands-on property manager to take over from the present managing agent, who will retire in late June 2024.Managing Agent Location: Cambridge, CB3 Salary: Actual £18,000 per annum (gross + VAT if registered) (FTE £45,000 pa)Hours: Flexible, though based on an average of 15 hours per weekThe post-holder will be one of three key personnel - the other two being the Company Administrator and the Site Manager. The Managing Agent reports to the PFCL Board of Directors.The Managing Agent is responsible for the direct management oversight of the Pinehurst estate and buildings (located on Grange Road, Cambridge, opposite Selwyn College), which have been listed by Cambridge City Council as "Buildings of Special Interest".The post-holder’s role is to maximise the asset value of the 4-acre estate and its buildings, and to maintain the satisfaction of the Pinehurst leaseholders and residents.The ideal candidate will have a can-do attitude, strong interpersonal skills, strategic awareness, and a willingness to accept new challenges.Responsibilities

  • Inspecting and arranging maintenance of all buildings and equipment
  • Management of the work of the full-time Site Manager
  • Advising on, and ensuring compliance with, the terms of the lease.
  • Ensuring that utilities are connected
  • Maintaining a positive, productive relationship with flat owners and tenants
  • Negotiating with, and overseeing, the work of contractors in a timely and reliable manner, ensuring appropriate insurance where necessary
  • Developing annual budgets in consultation with the Company Administrator and PFCL Finance Sub-committee
  • Submission of regular invoices and time sheets.
Personal Requirements
  • Proven work experience as property manager
  • Knowledge of building construction and maintenance issues
  • Understanding of tree protection orders and management
  • Knowledge of Health & Safety and Building Regulations
  • Good organisational ability and time management skills
  • Good inter-personal skills in regular dealings with Directors, residents, contractors and colleagues
  • Understanding of Land Registry issues.
Conflicts of Interest
  • The Managing Agent must ensure that there are no conflicts of interest with any other business concern. All outside interests must be disclosed to the Board to ensure transparency.
