Buildings Officer Full time - 35 hours6-month fixed term contractSalary - £25,000 - £30,000 depending on experience Office based full time - BuryWe have an exciting opportunity for someone to join our superb client on a 6 month fixed term contract. Your role would be working as a Buildings Officer in connection with all properties owned or administrated by the organisation.Key tasks; Undertake the management of day-to-day reactive and emergency repairs. Provide reactive and emergency repairs and maintenance Identify and specify repairs appropriate to the age and style of building Investigate and form conclusions to resolve building related problems Preparation of, and replying to, correspondence on building matters of Letting out, control and supervision of day works, emergency repairs etc Assist in the management of rental properties In conjunction with the Property Secretary, develop a quinquennial inspection programme for all other properties owned and administered by the organisation Prepare work schedules and tender documents, as per the specification and tendering policy Obtain, accept and let out of tenders The inspection of work carried out by contractors, both during and at the completion of the tendering process Liaise with Incumbents and other responsible parties regarding inspections, including the preparation of all necessary documentation Advise Incumbents and other authorised individuals on matters relating to buildings and the rules appertaining to improvements, decorations or other grants available Prepare insurance claims on behalf of the organisation, liaison with loss adjusters, monitoring claims and preparation of all supporting documents. Keep an accurate record of "works in progress" and proposed works with their costs. Liaise with specialist organisations within the construction and maintenance industries, including Architects, Structural Engineers, Heating and Electrical Engineers, Draining Engineers, General Builders, Insurance Loss Adjusters, Arboriculturists, CouncilPlanning Departments, Security Alarm Installers and main utilities.Experience required; Member of CIOB or RICS - desirable Demonstrable previous experience undertaking day-to-day reactive repairs and maintenance Demonstrable previous experience undertaking property surveys Able to understand and interpret legal frameworkBenefits; 22 days annual leave per year rising to 25 days after 12 months service, in addition to bank holidays and 3 additional days Pension availablePlease be aware this advert will remain open until the vacancy has been filled.
