Job Description

Property Maintenance InspectorProperty Maintenance Inspector. A Bristol based commercial and residential property letting firm need a Property Maintenance Inspector to deal with the maintenance and inspections of their properties. With a combination of general maintenance and great customerservice skills you will assist with the sales and business development teams in the qualification of new buildings and units alongside responding to reported faults, repairs and maintenance of occupied properties.The Property Maintenance Inspector responsibilities include:

  1. detailed and timely inspections of occupied units & properties completing the appropriate corporate forms and adhering to all corporate guidelines. Inspections are to be assessed against health and safety etc
  1. in and check out inspections
  1. all assigned general repairs and minor installations at properties including lock changes, painting, changing taps, shower installations and repairs, door hanging, minor electrical changes and any other adhoc general maintenance duties.
  2. with external contractors to complete electrical and gas checks and other specialist contractor visits, attending properties as and when required
  1. buildings are ready for occupation - Test all services are operating in properties, all keys are present and correctly numbered, ensuring units are labelled correctly, take meter readings and flag debt on key meters or lack of meters etc.
  2. photographs of properties as required for marketing and advertising, schedule of condition
  1. of any deductions required to deposit.
Ensure units have been cleared for hand backs and advise Manager if costs need to be incurred or taken from deposit.
  1. asset removal has been completed.
PAT Test electrical items
  1. records, reports, and documents in order to establish facts and detect discrepancies between inspections.
Monitor logged tasks to ensure completion within agreed service level and provide monthly activity reportsActively promote a safe working culture and compliance with all relevant Health and Safety and other statutory requirementsTo adhere to the Company policy in regard to the management of the Companys pool cars/vans
  1. the data inputting of all required information into SalesForce ensuring the information is correct and follow the correct company procedures
  1. major tasks to third party contractors that the Company cannot complete. This must be approved by property services manager first.
  1. undertake any other reasonable request as required by the Company to facilitate the business needs in other regional offices.
The Property Maintenance Inspector will need:

  1. UK drivers licence
  1. command of spoken and written English language
