Provide leadership in the Estate & FM Management function, responsible for managing lease / terms, acquisitions/disposals, ensure the maintenance of a portfolio and to manage FMs minimise risk from the operational estate.Client DetailsAn international technology businessDescriptionDevelop strategies across a portfolio of properties across the UK.Plan and prepare Budgets including Capital Expenditure proposalsReport on and monitor short and long term property expenditure vs budget expectationsManagement of operational FM staff, ensuring maintenance of properties and proactive management of potential dilapidationProject Management of various CAPEX works where requiredManagement of leases / heads of terms, working with internal legal teams to ensure best value and risk are maintained.Continual assessment of portfolio including usage.Own the process for acquisition and disposal, establishing protocol and procedure.Provide long term strategic planning for all property maintenance and renovations taking into consideration required quality, timescale, budget and insurance requirementsPrepare, budget and implement strategy for carbon reduction and energy across the properties- Lead a team to deliver:+ Compliance for HSE+ Maintenance of the company Property Database+ Effective Planned Maintenance schedule across all properties to include Site Audits+ Maintain and measure a preferred supplier list for all Property requirementsProfileProven experience in managing a large portfolio of properties including strategic oversight and operational requirementsLine management experienceFacilities Management experienceStrong understanding of lease management, heads of terms, acquisition and disposal processesIdeally holding a project management qualification and/or prior experience in CAPEX projects across an estate.Job OfferSalary depending on experience from £60k pa upwardsCar package and corporate benefits.Able to work remotely but must be able and willing to travel across portfolio on a regular basis.
