Job Description

At Connells, Land and New Homes are a joint, highly profitable division of the business. Connells New Homes are specialists in the marketing and sale of new real estate and sell more units than any other agents in the UK.The Land department at Connells has a long standing history over the past century and are the foundations of the New Homes machine. The land team works to secure a pipeline of new units for the New Homes and branch network team to sell. This is done throughthe sale or acquisition of land for developers and housebuilders.Our Land team works directly with landowners to sell their assets for the best terms possible, but we are also able to work on behalf of developers, housebuilders and housing associations to find and acquire sites. This gives us a significant amount of flexibilityto choose the opportunities and clients that we work for.Land and New Homes has its own expansive career path and Connells are able to support driven individuals to succeed in the industry. A successful land agent is able to generate a significant level of personal fees each year as well as add major value tothe New Homes business in their region.Tasks expected of a successful Land ManagerSite Finding:

  • To identify land and development opportunities and contact the owners and decision makers. Seeking instructions for sale, or the opportunity to introduce a retained developer client for acquisition.
  • To track planning applications and sites with planning permission, and subsequently contacting the owners
  • To appraise development opportunities, liaising with the New Homes team for their opinion on Sales Values.
Develop Relationships:
  • Develop long standing, positive, relationships with senior decision makers within big and small developers throughout the region. Including the national PLC housebuilders, such as Taylor Wimpey, Barratt Homes etc. Have an understanding of their criteriafor land opportunities
  • Develop long standing, positive relationships with the Development teams at each Registered Provider of Affordable Housing / Housing Associations within the region. Have an understanding of their criteria for both land opportunities and Section 106 acquisitions.
  • Develop long standing, positive, relationships with key professional consultants in the area of industry, such as architects, town planning firms, local councillors, commercial & other agents.
  • Work with land traders and land promoters to secure sites and subsequently sell land on their behalf
New Homes:
  • To promote the Connells land and new homes services to new and existing relationships; including new home unit sales, land acquisition, Land Search, research reports, site staff employment and marketing services
  • To communicate with the Connells new homes team and branch network to generate opportunities and pass leads across.
  • To secure downstream New Homes sales from land transactions at respectable fees and terms.
Income Driven:
  • Work on a variety of income generating opportunities, such as land and building sales, acquisitions, Section 106 affordable housing disposals, joint ventures, strategic land, and package deals.
Professional Knowledge:
  • To read and understand the Adopted and forthcoming Local Development Plans for each Local Planning Authority in their area, utilising this to seek new opportunities
  • To build knowledge of planning and development terms and stay abreast of legal and planning changes in the development space.
Skills and experience required to be a successful Land ManagerConsideration will be given to anyone with relevant land and development experience, as well as those looking to step up from a junior position within land or from an estate agency role.In order to be successful as a Land Manager and agent, an individual needs:
  • A proven track record in the sale/purchase of property and/or land is essential
  • Able to build relationships and deliver sales in a target driven environment
  • Ahigh level of presentation experience
  • Ability to manage your own diary effectively, whilst also working part of a wider team
  • To be able to build long standing relationships with individuals of varying levels of seniority, including business owners and managerial executives of large national companies
  • As a deal maker, a Land Manager must be able to negotiate strongly with both property owners and prospective buyers.
  • To be able to have business orientated discussions at a senior level, including the discussion of terms and protection of Connells business interests
  • A sound understanding of legal contracts and process, or be able to learn this quickly
  • To be able to learn new technical information, new laws and planning terms
  • Full UK driving licence and ability to travel is essential
