Job Description

Our client, an established multi-office estate agency and property management company in SW London, is currently seeking an experienced AST residential property manager that has worked in the property industry for 2-3 years (with a minimum of 2 years of AST management experience) to oversee the management of a residential portfolio of 100-150 properties.Salary:

  • £30,000 - £33,000 with 2-4yrs of experience in AST property management
  • £28,000 - £30,000 with 2yrs of experience + in lettings or AST property management
  • The day to day role will include:
  • Maintenance management - Organising repairs and works as required. Ability to understand the works involved, terminologies used by contractors and manage contractor’s costs on behalf of the landlord. Coordination of quotes and authorising maintenance works to ensure the properties are compliant and to a sufficient standard and overseeing/authorising all invoices for contract works.
  • Reports - Running monthly reports and reporting directly to the Director in order to show expenses/profits per property
  • Property inspections - Bi-annual inspections required as part of our Ts and Cs with our clients
  • Safety Certificates Management - Ensuring all the Gas Safety Checks, Portable Appliance Tests, EPCs and necessary certificates for each property is renewed on time; to ensure all Landlords properties are compliant with the current regulations.
  • Tenancy Deposits - Be able to arrange check-outs and engage in deposit negotiations between the tenant and landlord. Some working knowledge of deposit processes is required. Responsible for all deposit releases and also submitting evidence to support an arbitration
  • Administration - Dealing with Utility suppliers, Council tax and councils, arranging access, handling of service charge, ground rents and insurance demands etc.
  • Required Skills:
  • 2yrs or more of AST portfolio management or estate agency lettings experience
  • Sufficient knowledge of Word, Excel and Microsoft Office applications
  • Experience working with a CFP or Reapit is a plus but not essential as training will be provided.
  • Being confident and responsible in your work - be independent to handle your own portfolio and make responsible decisions
  • Stress management and problem-solving - key aspects of property management as work is reactive.
